Owner coordination is a done-for-you, owner-side helper for maintenance and renovations. We act as your owner’s rep: source builders and trades, request and compare quotes, schedule work, chase updates, and keep you informed with simple summaries.

It’s practical help to move your property tasks forward, stay in the loop and keep things on track.

Two ways to work with us

Retainer or one-off


Retainer (best for ongoing owners)

  • 20,000 yen per month membership

  • Member hourly: 12,000 yen per hour (then 6,000 yen per 30 min)

  • Priority response and scheduling (reply within 1 business day)

  • Included each month: 1 exterior photo check (10–15 photos, within 10 km of Myoko Kogen Station; weekday daytime; delivered in 48h)

  • brief monthly status checklist and recommendation note based on monthly photo visit

  • Reminders for seasonal readiness

  • No on-site fee for other tasks: save 5,000 yen per visit

One-off coordination (simple and flexible)

  • 18,000 yen per hour (then 9,000 yen per 30 min), 60-minute minimum

  • On-site in Myoko: +5,000 yen per visit

Plans & rates

Member retainer — best value

  • ¥20,000 / month (subscription)

  • Member hourly: ¥12,000/hr (then ¥6,000 / 30 min)

  • Includes: 1× monthly exterior photo check (see scope)

  • On-site fee included in Myoko

One-off coordination

  • ¥18,000/hr (then ¥9,000 / 30 min)

  • On-site in Myoko: +¥5,000 / visit

    After hours/weekends: +25%. Prepay to confirm. Overage: If we’re close to your booked time, we’ll ask before continuing. Approved extra time is billed in 30-minute blocks at the same rate.


Monthly exterior photo check (included with retainer)

  • Area: within 10 km of Myoko Kogen Station

  • Window: weekday daytime, flexible 7-day window (we pick the optimal time)

  • On-site time: up to 15 minutes, exterior only (no interior, no snow clearing)

  • Deliverables: 10–15 JPG photos, light edits, delivered within 48 hours via shared folder

  • Travel/on-site fee: included for this visit

  • Access delays: one reschedule within the same month; if still not possible, it rolls once to next month, then expires (requires active retainer)

Extras (meter reads, parcels, interior peek, etc.) bill at member hourly + ¥5,000 on-site fee; normal minimums apply.
