How it works

  1. Intake
    Complete the Google form with your criteria, budget, and timing. Pay the 10% deposit to start.

  2. Consult
    We do a 30-minute call to refine your brief and confirm target areas.

  3. Shortlist
    I source and present up to five matching listings with pros/cons and action steps.

  4. Viewings
    I arrange viewings and translate. Remote video tours can be organized.

  5. Offer
    I assist with communication and translation through your offer and contract signing.

  6. Handover
    I coordinate practical handover steps with your chosen licensed professionals.


Fee and payment
• Flat fee: ¥1,000,000
• Deposit: 50% non-refundable upfront to begin (¥500,000)
• Balance: 50% due within 7 days when you sign a purchase agreement on any introduced property


Six-month window and the five-listing rule
The engagement runs for up to six months. I will provide up to five listings that meet the agreed criteria. If six months pass and you have not decided on one of the five, the deposit is forfeited. Listings that become unavailable within 14 days of presentation will be replaced; otherwise they count toward the five.

What’s not included
• Legal, tax, or financial advice (hire a licensed pro; I can introduce options)
• Government fees, surveys, inspections, bank or remittance costs
• • Professional building advice and consulting, Property management, renovation, or utilities setup (available as add-ons)
• Travel or on-site costs for third parties

Availability and response
• Typical reply time within two business days (JST)
• I work primarily Monday–Friday (JST). Viewing days can be arranged.


Payment methods

Wise: transfer via Wise (lowest fees for you)
Accepts local bank transfers in AUD, USD and other currency. (Wise shows your local-currency equivalent at today’s rate)
– Reference: [your invoice #]. Amount: JPY [500,000 JPY deposit]

Australia / US only (simple domestic)
– Bank transfer to our AU account in AUD or US account in USD. We convert to JPY using Wise’s rate.

Japan (local)
– Domestic transfer (振込) in JPY to our JP account.

Bank details will be provided on request.
